Description HIRING - FULL-TIME APARTMENT MAINTENANCE TECHNICIAN Join our team in Omaha! This hands on job will deal with make-readies, work-orders, grounds, and shared on-call. The person for this role will split work between Pacific Winds and West Haven Apartments in Omaha. We're on the hunt for a handy hero who can tackle everything from leaky faucets and painting to appliances on the fritz!. Learn more about Monarch Management and Investment here: https://mimginvestment.com/ SCHEDULE : M-F 8-5PM (80hrs paid time off 1st year, paid holidays) will be between two sites On-call 1x every 3 weeks at 2 properties PAY : $20-22 an hour (full-time) BONUSES: $750 quarterly bonuses (based on site performance) $100 for every week you hold the on-call phone and minimum 1.5hrs paid time for emergency calls That is $3,000 in annual bonuses! Paid additional training/school Tuition reimbursement program Every 5th year choose a 3 week PTO vacation or 2 week bonus check for that year Tool reimbursement program, up to $500 per year ($250 available at 6 months) Power tool battery exchange program Winter boot reimbursement program What You'll Be Doing: Ensure all work orders are completed in a timely manner based on priority Make Ready / Turning Units in between tenants Painting/Staining both interior and exterior applications Manage and adapt a preventative maintenance program Exterior structural maintenance as needed Managing coverage of a 24/7 emergency cell phone Snow removal (when applicable) Pool maintenance (where applicable) Work between Pacific Winds and West Haven Apartment Communities Housing inspection experience preferred (not required) The Experience We Like To See: 2 years’ experience in maintenance or equivalent 6 months experience in apartment maintenance Dry walling including painting and carpentry Basic knowledge of plumbing, sweeting copper pipe preferred Basic knowledge of electrical including outlets, switches and light fixtures Basic repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal Preferred experience in HVAC and/or boiler system knowledge Some knowledge of water heaters both electric and gas Problem solving skills Be able to provide great customer service to our residents Have basic safety training or be willing to go through basic training within 30/days Who is Monarch?
