in our corporate office in Elkhorn, NE. Reporting to the CEO, the
VP of Asset Management will be a key member of the Agemark senior
leadership team and will be responsible for assisting in new
property development by working with ownership & the CEO to manage
project decisions and approvals from all perspectives including
design, execution, cost, timeline, licensing and maintaining
company standards. Will also assist with oversight of procurement,
corporate contracts, capital expenditures, and all other functions
to make the individual properties and the company successful.When

details
- Facilitate the opening or acquisition of new properties
- Support the development of budgets as well as P&L reporting
and analysis
- Serve as the primary liaison with contractors for the build of
new properties
- Attend phone, web, and on-site meetings on construction
projects
- Work with ownership, CEO, and operations to manage project
decisions and approvals regarding design, execution, cost,
timeline, and company standards.
- Commit to the measurement and effectiveness of all internal and
external processes involved with the opening, new build, or
acquisition of a property
- Communicate with owners and CEO regarding all major changes in
construction or timelines
- Collaborate with the CEO and the other members of senior
leadership to develop and implement plans for the operational
infrastructure of systems, processes & procedures designed to
accommodate the rapid growth objectives
- Implement new project & renovation start-up
equipment/FF&E/Other needs including:
- nurse call systems
- wi-fi installation
- access systems
- door hardware
- furniture, art, window treatment package
- programming systems (IN2L, OneDay, others)
- kitchen oversight
- cleaning necessities
- signage
- Stay up to date with the latest low voltage and hardware
systems available in the industry to make changes to standard
packages as needed to keep Agemark properties competitive in the
industry
- Represent the company with clients, investors, and business
partners
- Train required staff on how to use required systems (i.e.
security, evacuation, HVAC, phones, etc.)
- Travel to properties as needed to assure expectations are being
met by all contractors and service providers. Travel to properties
annually, as needed or as requested thereafter
- Coordinate with the general contractor to secure the
certificate of occupancy
- Correspond with the Director of Operations to secure state
licensure once the Certificate of Occupancy is received
- Provide timely, accurate, and complete reporting on the
operating condition of the assigned region as needed
- Track, manage and assist with CapX project approval, execution,
cost control, and tracking for existing properties throughout the
year
- Maintain lists of local contractors and contacts for CapX jobs,
while working with Regional DO to contact and complete
projects
- Work to maintain Agemark standards across all CapX project
upgrades to existing buildings
- Spearhead the development, communication, and implementation of
effective growth strategies and processes for the region
- Establish and manage contracts and work with GPOs to find the
optimal pricing for goods and services for all properties
- Negotiate pricing for capital expenditures and other large
purchases as well as ongoing service needs

qualifications
- Bachelor's degree in Business, construction management, or
similar required
- Experience in a high-level leadership position and project
management
- Background in negotiating contracts, services, and pricing
- Involvement with managing construction projects and/or
acquisitions
- Comprehensive principles of all regulatory requirements such as
state-specific requirements, OSHA, and fire codes, as well as any
state or federal compliance
- Business Management and organizational administration
- Interpersonal, problem-solving, and time management skills, and
understanding to adhere to strict confidentiality guidelines
- Excellent verbal/written communication, problem-solving, and
detailed-oriented propensity
- Proficient computer skills
- Self-starting, course correcting, fluid vision, with the
ability to change course as needed
- Interact and communicate at all levels within the company,
business contacts, and vendors in an articulate, professional
